WHO CAN QUALIFY FOR MORTGAGE IN DUBAI?

If you match the requirements, you may simply get a home loan for it, regardless of whether you want to purchase a townhouse or an apartment in Dubai. In Dubai, mortgage applications may be made by those who are:

  • A citizen or inhabitant of the UAE

  • Between the ages of 21 and 65

  • Earn AED 25k (self-employed) and AED 15K (salaried) each month.

     

     

Be aware that depending on the bank, the minimum wage required for a house loan in Dubai may change. Home loans in Dubai can be obtained by UAE residents with a minimum monthly income of AED 8,000 from some banks, albeit eligibility is mostly determined by bank policy.

In Dubai, non-residents can also look into mortgage possibilities. But because there aren’t many banks that offer house loans to non-resident property purchasers, their options are very restricted.

Please be aware that banks may have additional conditions, such as a minimum length of service at the present position or employment with a certain group of companies, before granting a mortgage.

There are two ways to buy real estate in Dubai: with cash or with a mortgage. Even though a cash investment could be more economical overall, having a mortgage gives you more financial flexibility. To purchase real estate with a mortgage, one must first apply for one. Of course, processing a mortgage application in Dubai involves documentation. To apply for a mortgage in Dubai, you will typically need the following documents, however the specifics may differ significantly between banks: 

  • A copy of your visa and passport
  • A copy of your Emirates ID
  • A salary certificate for proof of employment
  • Evidence of residency (a copy of the DEWA bill or the rental agreement)
  • Bank statements and pay stubs from the previous six months
  • The latest statements of your credit cards

If you’re a non-resident applying for a home loan in Dubai, you only need the following paperwork:

  • A copy of your passport
  • Your bank statements for the past three months
